Propertyware's Portals Module allows you to collect application fees from prospects and deposit those fees directly into an associated Income Account. In order to collect an application fee from the applicant, you must first have ePayments enabled within your account. You must also have ePayments enabled for credit card payments, since prospects cannot pay for application fees with ACH.
Once you have enabled ePayments, you must next create an Application Fee charge and choose the Income Account associated with this fee when you collect it.
To Create a Charge for the Application Fee within ePayment Settings:

Click Setup.

Click ePayment Settings under Administration Setup on the Setup Menu to the left of the screen.

Click Edit Settings.

Enter an amount for the Application Fee at the bottom of the screen and choose an associated income account. Fees collected into these accounts will show as income to the applicable portfolios.

Click Save.
Next, when a tenant completes an online application from the Portal, they will be prompted, after they click the SUBMIT button, to enter their credit card information in order to be charged the application fee. The amount of the fee you have set will appear to the prospect in the box that prompts them to enter their billing information.
Once a tenant submits an application from the Portal on which the application fee has been collected, an Other Customer item will be created within Money In>Summary>Other Customers. An Other Customer will be created within your account called "Application Fees". Once you collect this fee, it will appear as a Payment to Deposit to then be grouped into a Bank Deposit.
If you manually create a Prospect in the Marketing Tab, and you want to collect an application fee for that Prospect, you must first convert that prospect to a Draft Lease. Then, from the Draft Lease, you can set the ePayment information on the Tenant Contact created from the Prospect, create a One-Time Charge on the Tenant Ledger, and receive a payment for the Application Fee using the payment type of EPay in the Recieve Payment Box.
