What are Other Customers?
Income from Other Customers may be classified as any incoming money received and generated by your portfolios, buildings, or units from a source other than a lease. Examples include money received from a property's vending machines and laundry rooms, or refunds from your vendors. If your property management company charges fees for managing portfolios for other owners, the income for your Management Portfolio is viewable from this table.
Viewing payments from Other Customers
To view payments collected from Other Customers and received for a select Property:

Click the Money In tab located at the top of any page of the application.

Click on the Other Customers Page View, on the left-hand side of the page. A table of all recorded income from Other Customers will display.

Use the Portfolio/Building: and Period: drop down menus to filter items:

From the Portfolio/Building drop down menu, select the portfolio or building for which you wish to view a list of income from Other Customers.

From the Date drop down menu, select the month and year for which you wish to view a list of income from Other Customers.

To view a recorded payment from Other Customers, click on the link that appears in the Payer column, or on the View link that appears in the Actions column.

You can delete payments from Other Customers that have not been included in a closed bank deposit by clicking the Del link that appears in the Actions column. You will be prompted to confirm the deletion. This action cannot be reversed! Click the Ok button to finalize the deletion.
Recording income from Other Customers
To record income from Other Customers collected and received for a select property:
1. Click the Money In tab located at the top of any page of the application.
2. Click on the Other Customers Page View, on the left-hand side of the page. A table of all recorded income from Other Customers will display.
3. Click the Receive Payment button that appears at the top of the page or select Receive Payment from the drop down menu in the left sidebar's Related Activities menu.
4. From the pop-up window, enter the following fields:

Payer |
This field allow you to designate the source of the income from Other Customers. The payer can be an individual, company, or description (i.e., laundry room or vending machine). Select the Payer from the drop down menu or click the Add button to create a new payer.

Enter the amount of the payment received. |

Ref # |
Enter a reference number for the payment received. |

Income Account |
Select the income account for the income from Other Customers. Income accounts are the main source of money coming into your company. |

Bank Deposit |
From the drop down menu, select an Open Bank Deposit where you would like to deposit the payment. The funds will remain in the Open Bank Deposit until it is closed. If you are unsure of which Open Bank Deposit to select, you can temporarily deposit the payment to Undeposited (these payments will remain in Payments To Deposit until added to an Open Bank Deposit). |

Portfolio |
Income from Other Customers must be recorded to a portfolio. Once a portfolio has been selected from the first drop down menu, you can also choose to associate the payment with a specific building or unit in the selected menu by selecting the from the remaining drop down menus. |

From the drop down menu, select the building (and unit, if applicable) from which the payment was generated and received. |

Comments |
Enter any comments associated with the income from Other Customers. This field is optional. |

Date |
Enter the date when the income from Other Customers was received. |
5. Click the Save button.
6. The other income will appear in the other income table.
Recording a Bounced Check from Other Customers (NSF)
To record an NSF for an income collected from Other Customers:
- Click the Money In Tab located at the top of any page of the application.

Click on the Other Customers Page View, on the left-hand side of the page. A table of all recorded income from Other Customers will display.
- Use the Portfolio/Building: and Date: drop-down menus to filter the items in the table:
- From the Portfolio/Building drop-down menu, select the portfolio or building for which you wish to view a list of income from Other Customers.
- From the Date drop-down menu, select the month and year for which you wish to view a list of income from Other Customers.
4. Find the income item that you want to record as NSF and click the link that appears in the Payer column.
5. Click the NSF button at the bottom of the Payment Detail window. Note that this button will only appear if the income item has been deposited.
6. Select an NSF Date and add any Comments to help describe the bounced check.
7. Click the Save button.
8. When viewing the Other Customers table, this item will be highlighted in red type to indicate that the payment bounced.
