An Auto ePayment is an automatically recurring ePayment set on a lease in Propertyware. Once you enable your account for ePayments, you can set a tenant contact on a lease to submit ePayments, and then create an Auto ePayment, which recurs at regular intervals. Additionally, once you give a tenant access to the Tenant Portal, that tenant can submit their ePayment info to the applicable Property Manager, who can then enable ePayment information within that tenant contact.
Auto ePayments can be used to automate the payment of regular rent charges on any given lease. Once you set an Auto ePayment on a lease, that payment will post as an entry on the Lease's Tenant Ledger based on the frequency of that recurrence, and it will automatically apply to any outstanding charges -- for example, if you set up a recurring Auto ePayment to appear on the first of every month, that payment charge will appear within the Tenant Ledger every month on that day.
Auto Charges and Auto ePayments
You can set your leases such that the rent (and any other recurring charge) is both posted and collected every month, simply by creating an Auto Charge or charges and creating a corresponding Auto ePayment. The Auto ePayment function works just like Quick Collect, where the payment is automatically applied to any and all outstanding charges.
Auto ePayments and Charges on the Tenant Ledger
The Auto ePayment is automatically applied to any and all outstanding charges. If the charges on the Tenant Ledger are less than the Auto ePayment, the overage will result in a Prepayment. If the charges on the Tenant Ledger are greater than the Auto ePayment, the Auto ePayment will cover the oldest rent charges first, and then any subsequent rent charges, and then it will apply to any additional charges, regardless of type, from oldest to newest.
